Step 01

Repositioning a unit without a gut renovation

Most units do not need to be taken to studs to rent higher. Cabinet fronts and counters, a tiled or refinished bath surround, new flooring through the living space, updated lighting and hardware, and paint will usually move a unit further than a partial gut for less money and less downtime. We tell you where the spend actually shows — kitchen, bath and flooring — and where it does not, so the budget lands on what a prospective tenant reacts to.

Step 02

Scoping and sequencing across a portfolio

Repeating work across a portfolio is a scheduling problem as much as a construction one. We walk the units, write one scope that covers the repeating package, and phase it against known and expected vacancies so occupied units are not disturbed and finished units are not held waiting on a trade. Change orders come in writing before the work happens. You deal with one point of contact from the first walk-through through the punch list.

Common areas and small commercial interiors

Lobbies, corridors, stairwells, laundry and break rooms carry the whole property's impression and take the most abuse. We remodel them with finishes chosen for traffic rather than for a showroom — durable flooring, washable coatings, solid hardware. Small retail and office interiors follow the same process, with demolition and noisy work staged outside business hours where a tenant is operating and the space handed back usable at the start of each day.

Quick answers

Can a remodel happen while the building stays occupied?+

Yes, and that is how most of this work runs. Unit work is phased against vacancies. Common-area work is staged so at least one route stays open and the space is usable at the end of each day. Noisy demolition is scheduled to hours the property or the tenant's lease allows.

How do you handle changes once work starts?+

In writing, before the work happens. If we open a wall and find something that changes the scope, you get the finding, the options and the cost difference, and we wait on your approval. Nothing gets added to an invoice that was not agreed to first — that is the whole reason for a written scope.

Do you do full gut renovations or only refreshes?+

Both, but we will tell you honestly which one the unit needs. Plenty of units get proposed as gut jobs when a kitchen, bath, flooring and paint package would achieve the same rent. Where a gut is genuinely warranted — failed layouts, structural issues, systems at end of life — we scope it as a gut.

Is remodeling available to associations and commercial owners?+

Yes. Condo and HOA boards, multi-family owners, facility managers and small commercial building owners are most of this work. We can produce a scope written for a board vote or a budget cycle, with the work broken into phases so it can be approved and funded across more than one year if needed.
