Step 01

Drywall done so the repair disappears

The call is patch or replace. A clean hole gets a backed patch, tape and three coats feathered wide; a wall that is soft, crumbling or repeatedly damaged gets the sheet cut out and replaced, because compound over failed board fails again. We match existing texture and finish level rather than leaving a smooth island in a knockdown wall, reset damaged corner bead instead of building over it, and skim whole surfaces where patching would read as a map under raking light.

Step 02

Paint for turnovers and commercial space

Corridors, stairwells and unit interiors take abuse that a flat builder-grade coating will not survive. We use scrubbable finishes in the traffic areas and semi-gloss on trim and doors so marks come off with a cloth instead of a roller. Colors and product get documented per property so a future touch-up matches without repainting the wall. Turnover painting is scheduled backward from the move-in date so the unit is dry, aired and ready, not still curing.

Exterior painting and staining after carpentry

Bare replacement wood on a Maine building starts losing the fight within a season. Anything we repair outside — deck boards and railings, trim, fascia, siding, stair stringers — gets sealed rather than left to weather while a separate coating decision is made later. New stock is primed on all faces and cut ends before installation where the schedule allows, and finish coats go on within the weather window so the repair you paid for is protected the first winter.

Can you match the texture on an existing wall?+

Yes, in most cases. Knockdown, orange peel and hand-troweled finishes can be matched closely enough that a patch does not read from normal viewing distance. Where a wall has been repaired many times or the texture is very irregular, skimming the full wall gives a better result than chasing a match patch by patch.

Do you repair water-damaged ceilings?+

Yes, once the leak itself is resolved. We cut out the affected board rather than painting over a stain, check that the framing and insulation above are dry, replace and finish, and match the ceiling texture. If the source has not been fixed, we will say so — new board under an active leak fails the same way the old one did.

How do you handle paint colors across a property?+

We document the product, sheen and color formula per property and keep it on file, so touch-ups months later match what is on the wall. For portfolios we recommend standardizing on one interior palette across buildings, which makes turnovers faster and means a single gallon can cover repairs anywhere on the property.

Can painting be scheduled around move-in dates?+

Yes. Turnover work is scheduled backward from the date the unit needs to be rentable, which allows time for drywall to be finished and dry before paint, and for the unit to air out afterward. Tell us the date the unit has to be ready and we build the sequence from it.
