Punch lists batched across a portfolio

The expensive part of small repairs is not the repair, it is the trip. We take the list a manager has been accumulating — items in different units, sometimes in different buildings — and schedule one visit that works through it in order. You get the completed list back with notes: what was fixed, what needs a part ordered, and what turned out to be bigger than a handyman item and should be quoted as carpentry.

What fits under handyman, and what does not

In scope: door and lock hardware, closers, hinges and strikes, weatherstripping and sweeps, caulking, window screens, shelving, towel and bath fixtures, blinds, small drywall and trim touch-ups, exterior odds and ends. Out of scope: anything structural, rot that has reached framing, deck and railing rebuilds, full unit finishes, or licensed electrical and plumbing work. When something crosses that line we stop, document it, and quote it properly rather than improvising a fix.

Standing monthly or quarterly visits

Properties that generate consistent small work do better on a recurring visit than on reactive calls. A standing monthly or quarterly slot gives you a predictable line item and a known date to hold items against, and it catches the maintenance that quietly prevents bigger bills — failed caulk joints, sweeps that no longer seal, loose railings, hardware wearing out. Scope and frequency are agreed up front and adjusted as the property's actual volume becomes clear.

Is there a minimum amount of work per visit?+

Scheduling a visit for a single small item rarely makes sense for either side, which is why we encourage batching. Most managers hold items until there are several, or set a standing visit. If something is urgent or affects habitability or safety, tell us and we will treat it separately rather than making it wait for the batch.

What happens when an item turns out to be bigger than expected?+

We stop, document it with photos, and give you a written scope and price for the real work rather than partially fixing it on a handyman rate. Soft trim that turns out to be rot into framing, or a railing that is loose because the post connection has failed, are carpentry scopes, and they get quoted as such.

Do you handle electrical and plumbing?+

Only work that does not require a license — swapping a fixture, a bath accessory, a blind or a screen. Anything involving wiring, panels, supply or waste lines goes to a licensed electrician or plumber. We will tell you what category an item falls into when we review the list, so nothing sits waiting on the wrong trade.

Can one contract cover handyman work and the grounds?+

Yes. Robbins Property Services already handles lawn care, seasonal cleanups, snow and ice management, parking lot sweeping and dumpster rental for many of the same properties. Adding punch-list work to that relationship means one vendor, one point of contact and one set of insurance certificates covering the grounds and the building.
