Step 01

The calendar the program follows

April opens with lot sweeping and spring cleanup to pull winter sand and debris off the pavement and beds. May is mulch and edging. June through August is mowing, fertilization, and weed control on a set rotation. September brings aeration and overseeding while the soil is still warm. October and November are leaf removal and fall cleanup. December through March is snow and ice on the lots, walks, and entries.

Step 02

Why one vendor instead of four

Splitting a site across a mowing company, a cleanup company, a sweeper, and a plow contractor means four certificates of insurance, four invoice streams, and four crews who each know one corner of the property. It also means gaps every time the season turns. One program puts the same crew on the site all year, so the people plowing in January already know where the catch basins, irrigation heads, and curb lines are.

Step 03

How the program is scoped

It starts with a site walk. We map the turf, beds, walks, lot, and snow storage, then write a scope for each season with the visit frequency and what each visit includes. Exclusions are stated up front rather than discovered in February. Visits are documented so a manager or board can see what happened. Each property is priced on its own, so a portfolio adds up to a predictable annual number.

Step 04

Who the program fits

Office parks and multi-tenant buildings, retail centers and strip plazas, medical and professional offices, condo and HOA communities with shared grounds and drives, multi-family and apartment properties, and small industrial sites. Anything with a lot to keep clear, grounds that have to stay presentable, and a manager, board, or owner who would rather hold one contract than juggle a different vendor for every season.

Common questions

Quick answers

What does a commercial property maintenance contract include?+

Grounds and lawn care through the growing season, mulch and edging, spring and fall cleanups, aeration and overseeding, parking lot sweeping, and snow and ice management on the lots, walks, and entries through the winter. The exact scope is written per season after a site walk, so the contract matches what the property actually needs.

Can we contract only part of the program?+

Yes. Some properties start with grounds and cleanups and add winter later, or start with snow and sweeping and pick up the growing season the following spring. The scope is written per season, so services can be added or left out without rewriting the whole agreement.

How is a year-round contract priced?+

Each property is priced on its own after a site walk that covers turf area, beds, pavement, walks, access, and snow storage. The growing-season scope and the winter scope are quoted as separate written line items on one annual contract, so a manager or board can see and budget each part.

Do you work with HOA and condo boards?+

Yes. Community properties are a large share of the program. We walk the common areas with the board or manager, write the scope area by area, and document visits so the board has a record of what was done. We are licensed and insured and can provide a certificate of insurance.

Which towns do you cover?+

Windham, Gorham, Westbrook, Falmouth, Cumberland, Scarborough, Raymond, Standish, Gray, and Portland, Maine, plus the surrounding Cumberland County communities. Portfolios with properties in several of those towns are scoped property by property and held on one contract.
