Step 01

Finish work in occupied buildings

Most interior carpentry on managed property happens with residents in the building. We set dust barriers at the work area, protect floors and stair treads on the path in, cut outside or in a contained space, and clean the corridor at the end of each day rather than at the end of the job. Scope covers casing and baseboard, crown, hanging and adjusting doors, replacing worn hardware, and repairing loose stair rails, balusters and newel posts that have become a liability.

Step 02

Turnover-grade versus upgrade-grade

Those are two different jobs and should be scoped as such. In older Portland and Westbrook stock, a turnover repair means matching an existing profile — often a discontinued one — so the new piece disappears into the run instead of announcing itself beside it. We source or mill to match where matching matters. When a unit is being repositioned, the better call is usually replacing a whole elevation of trim with one clean profile so the finish reads consistent rather than repaired.

Common areas and office fit-out

Shared space gets the heaviest use and the least attention. We build and repair reception counters, mail room casework, corridor trim and chair rail, and storage built-ins for management offices. ADA-related work on shared entries — door width, hardware type, threshold height, closer adjustment — is handled as part of the same scope where a property is correcting access issues. Small commercial interiors follow the same approach, with work staged around the hours the space is in use.

Can you work in a building while residents are living in it?+

Yes — most of what we do interior-side is in occupied buildings. We contain the work area, protect the route in and out, keep corridors passable, and clean daily rather than leaving a job site standing over a weekend. Work hours can be set to whatever the property's rules or lease terms require.

Can you match trim in an older building?+

Usually. Older Portland and Westbrook stock often carries profiles no longer stocked, so we either source a close match or have the profile milled. We bring samples and show you the match before the run goes up, because a slightly wrong profile beside an original one is more visible than no repair at all.

Do you handle doors and hardware as well as trim?+

Yes. Hanging and rehanging doors, correcting a frame that has racked, replacing locksets, hinges, closers and thresholds, and adjusting doors that stick seasonally. On shared entries we can also address door hardware and threshold items tied to accessibility as part of the same scope of work.

Is this quoted per unit or per project?+

It depends on the work. Repeating scope across similar units is quoted so the line item is consistent from unit to unit, which is easier to budget across a portfolio. One-off common-area or fit-out work is quoted from a written scope after a walk-through. Either way you get the scope in writing before we start.
