Step 01

Different siding, different failure, different fix

Cedar clapboard and shingle want to dry, so they fail where they stay wet and where fasteners let go — repair means sourcing matching stock, weaving shingles in, and priming all six sides before it goes up. Vinyl cracks in cold and fades, so the work is finding a profile and color close enough on a discontinued run. Engineered wood fails at cut ends and where it meets grade. On older buildings, matching exposure and reveal is what keeps a repair from being visible from the parking lot.

Step 02

Fascia, soffit and the trim that goes first

Siding usually outlasts the trim around it. Fascia takes the brunt of ice damming and overflowing gutters, soffit follows once the fascia is gone, and corner boards, band boards and water table rot from end grain and splash-back. These are the details that let water behind otherwise sound siding, which is why we look at them before quoting a siding job. Replaced with primed, properly flashed stock and correct drip edge, they stop feeding the wall.

Step 03

Phasing a property instead of replacing everything

Full replacement is rarely the only option. Where the failure is concentrated on one or two elevations — usually the weather side and the north wall — we scope those first and leave sound elevations alone. That lets an association or owner spread the work across budget years with a clear order, and it means staging and disruption hit one building or one side at a time rather than the entire community in a single season.

Can you match siding on an older building?+

Usually. On cedar clapboard and shingle it is a question of matching exposure, grade and profile, then letting new stock weather in. On vinyl from a discontinued run we source the closest available profile and color, and where a match is not realistic we say so up front and suggest doing a full elevation instead of a visible patch.

Do we have to replace all the siding or can you repair sections?+

Sectional repair is normal work for us. If the substrate and the rest of the wall are sound, replacing the failed area and correcting the flashing is the right call. Full replacement makes sense when failure is widespread on an elevation or when the sheathing behind it is wet across a large area.

Will you find rot behind the siding?+

Sometimes, and we would rather find it during the scope than mid-project. Where we suspect it, we open a small area first. If sheathing or framing is involved, you get that as a separate, clearly priced line rather than a surprise change order after the staging is already up.

How disruptive is this for tenants and residents?+

It is exterior work, so units stay occupied. Staging or ladders go up on the elevation being worked, parking near that side is affected, and there is noise during working hours. We give notice of which building and which elevation is next so managers can send residents something ahead of time.
