Step 01

Where rot starts on Maine buildings

It starts anywhere water can sit or wick. Horizontal surfaces — sills, sill noses, deck framing, water table — and exposed end grain on trim and stair stringers. Failed or missing flashing over doors, windows and band boards. Ice damming that backs melt water up under the roof edge and into fascia and soffit. Ground contact where grade or mulch has crept up the siding. North-facing elevations that never dry out after a wet week are usually the first to go on any property.

Step 02

The diagnosis happens with the wall open

Rot does not announce how far it went. The question is always whether it stopped at trim and sheathing or reached framing — rim joist, studs, sill plate, stair stringers — because those are two different jobs and two different numbers. We open the affected area, show you what is behind it, and quote from what is actually there. That means a small exploratory scope first on larger damage rather than a number that has to be revised once work starts.

Step 03

Repairing so it does not come back

We cut back past the damage to sound, dry material rather than filling soft wood. Replacement stock is back-primed and primed on all cuts before it goes up. Flashing, drip cap and the water path get corrected so the detail that failed does not simply fail again — caulk over a bad flashing detail buys one season. Where rot came from grade, gutters or ice damming, we tell you that too, because the carpentry will not hold if the source stays.

Can rot be repaired without replacing the whole wall?+

Most of the time, yes. If damage stopped at trim and sheathing it is a localized repair. Once water has reached framing — rim joist, studs or sill plate — the scope grows because structural members have to be sistered or replaced. We open it up and tell you which situation you have before quoting either one.

Will filler or epoxy work instead of replacing the wood?+

Occasionally, on a small area of otherwise sound material with a decorative profile worth saving. It is not a fix for a wet sill or a soft trim board — it seals moisture in and the surrounding wood keeps going. On rental and association property we default to replacement because it is the option that does not come back as a second call.

How do you decide what caused it?+

By looking at the water path, not just the damage. Missing or reverse-lapped flashing, a failed drip cap, gutters overflowing onto a band board, ice damming at the eave, or grade and mulch sitting against siding. We note the cause in the scope, because the repair is only permanent if that gets corrected at the same time.

Do you handle rot across a whole portfolio or community?+
