Entries and common-area doors

Shared entries take more cycles in a week than a unit door sees in a year, so they fail at the hardware: closers out of adjustment or leaking, latches and strikes worn out of alignment, thresholds and weatherstripping flattened until wind and snow drive straight under. We adjust or replace closers, reset strikes and hinges, replace thresholds and sweeps, and hang new doors where the slab or frame is beyond it — keeping the entry secure, weathertight and usable for every resident.

Windows and sliders that stopped working

Failed insulated glass shows up as permanent fog between the panes, and once a seal is gone the unit is doing little for heat. Underneath, the rot is often worse than the glass: sills and casing soft where water sat in the corners. Upper-floor deck sliders are the common complaint — rollers and tracks packed with grit, frames racked by settlement, so the door takes two hands. We replace glass, rebuild the opening, or swap the unit depending on what is actually failing.

Installed so the opening stays dry

Most window callbacks are installation, not product. We flash the rough opening with a sill pan and shingle-lapped flashing so any water that gets past the unit drains back out, air seal the perimeter with low-expansion foam rather than stuffing it with fiberglass, and insulate the shims and gaps. Then we trim it inside and out — casing, drip cap, sealant at the right joints only — so the unit reads as finished work rather than a window set in a hole.

Can a fogged window be fixed without replacing the whole unit?+

Sometimes. If the frame and sash are sound, the insulated glass unit alone can often be replaced, which is the cheaper route on a building with many identical windows. If the sash has failed or the sill and casing are rotted, replacing the window and rebuilding the opening is the repair that actually lasts.

Do you handle doors for common areas and commercial entries?+

Yes — entry and vestibule doors, closers, panic and lever hardware, thresholds, weatherstripping and frames. Accessibility and security matter more on a shared entry than on a unit door, so closer adjustment, latching and clear opening width get checked as part of the work, not as an extra visit.

Can you replace sliders on upper-floor decks?+

Yes, and it is regular work on condo and multi-family property. Access is the planning item: we stage from the deck where it is sound, or coordinate with any deck work that needs to happen first. Old units are removed, the opening is flashed and insulated, and the interior is trimmed before we leave.

Can this be scheduled around occupied units?+

Yes. A single window or door is typically opened and closed the same day, so a unit is not left open overnight. We coordinate access and timing through the manager or the board, give residents notice, and group units in a building into one visit rather than returning repeatedly.
