Step 01
Sod is the right call when a date drives the job: a lease-up, a grand opening, a community entrance that has to look finished now. It also holds a slope that seed would wash off in the first heavy rain. Step 02
Sod fails from underneath. We strip and grade so water leaves the building, amend and topsoil thin or construction-compacted ground, rake it true, then lay tight seams with staggered joints and roll for full soil contact. The first three weeks are watering — daily at first, then tapering as roots knit in. In Maine the practical window runs from the ground thawing in April to about mid-October, with midsummer installs needing the most water.
Step 03
Most of our sod goes down at entrances, signage beds, common areas, and ground disturbed by construction, paving, or utility trenching. Those are the spots residents and tenants see first, and a strip of bare soil reads as deferred maintenance. Where sod meets existing turf we match the blend as closely as the supplier allows and feather the grade so the seam does not telegraph once the new turf fills in.

If a date drives the project, or the area slopes enough to wash out, sod is worth the cost. If the area is large, there is no deadline, and budget matters more than instant appearance, hydroseeding gives you a comparable lawn for considerably less. We will tell you plainly which one fits the site.
From the ground thawing in April through roughly mid-October across Greater Portland. Spring and early fall are easiest because cooler air and steadier rain reduce water demand. Midsummer installs work, but only where irrigation or a reliable watering plan is in place for the first three weeks.
Light foot traffic is usually fine after about two weeks, once the roots have knit into the soil below. Mowing starts when the turf holds firm to a gentle tug, generally the third week. Heavy or constant traffic areas should be kept off longer, or planned with a walkway instead of turf.
Water. That is the whole job on your side, and it is the one thing that determines the result. We leave a written schedule — frequent short cycles at first, then fewer and deeper — and where a site has no irrigation we scope the watering into the work or arrange it with the property in advance.
